Garage door maintenance is usually not on many people's to do list and this is often their own undoing. With a few simple tips you can do all the maintenance work yourself and keep using your garage door for a longer period without requiring the services of a professional. One of the steps you can take is to always give your hinges, rollers, roller tracks and latches a spray with a great penetrating solvent. You can also lubricate all the pulleys that are located on the extension spring openers and also the bearings on the torsion spring openers to prevent rust and squeaking of the garage door. You should also ensure that you wipe down everything then apply light oil to all the parts.

If the hinges or rollers seem to get stuck all the time then a little kerosene may help. You can use an old tooth brush to carefully and thoroughly work the kerosene more into the cracks for a much better effect and you can use steel wool to remove any rust. After doing this you should then wipe all the parts clean before applying a lubricant. The door opener also needs some maintenance and you can do this by applying the lubricant to the drive screw or the chain that operates it.

You can also check the leather stripping that is normally along the doors of the garage. You will need to adjust it if the door keeps on sticking against the sides and you may also have to replace the stripping if it is worn out. Wooden garage doors normally don't have the leather stripping at the bottom so you will have to make sure that it is sealed or well painted.
